It is amazing how quickly we are influenced when selecting a property and often feel pressurized by the seller to ‘move along’ without asking too many probing questions. The scary thing is that you will probably only spend 15-20 minutes choosing what will be your home for many years to come.

Although a structural survey will highlight any significant major issues with the property, don’t be afraid to dig a little deeper yourself and ask the seller probing questions to test their responses. Poor plumbing and electrics are typically not checked in advance of a purchase as the assumption is, they are already ‘in working order’. This however may not be the case as sellers for example will not upgrade their boiler if they are intending to move within 6-12 months.
